So you want to start rehabbing and fixing up properties to flip and sell for profit. Sounds like a great way to make some money. And it is.

 

But, before you run out and snap up all the great deals, you should arm yourself with an education about Rehab Project Planning.

 

Most rehabbers buy a property with visions of dollar signs in their head only to find out they won’t make the optimum profit because they did not budget their repairs properly. Oh, it all starts out great, until you start running out of money and still have repairs to do. Now your profits start to dwindle. If you could more accurately estimate your repair costs, you could keep more profit. Wouldn’t you like to do this on every project?

Most new rehabbers get all excited at the prospect of rehabbing a house they just bought for pennies on the dollar. It is exciting! But many new and old rehabbers get caught up in that excitement and vastly under estimate their rehabbing costs.

 

You have seen the house flipping TV shows. They start with a budget of say $10,000 and at the end of the show their budget is now almost double that – eating into their end profit. They have dreams of making $50,000 profit when in actuality the profit is much less. Maybe they would not have done the deal if they had that information in the first place. Many rehabbers get in over their heads and lose or make less than desirable profits because of overages and carrying costs due to poor rehab planning and budgeting.

 

I’m not going to tell you how to buy your property or tell you how to sell your property or tell you how to hammer a nail into the wall. But I will tell you how to calculate your rehabbing expenses and plan your project so that you will be pretty much on target at the end.

 

I have been in the construction business for over 10 years and have done $300,000 remodels, built 1 million dollar plus homes, built small 600 square foot guesthouses, and many other projects – all within budget. I've built spec homes that had all the right sizzle items to lure buyers and sell quickly – even before they were finished.
