Located in Seattle’s historic First Hill neighborhood, First Hill Plaza is a 33-storey residential tower constructed in 1982 and home to 140 condominium units. The property features panoramic views of Seattle and Puget Sound, along with shared amenities including a tennis court, a landscaped courtyard with a BBQ area, and two levels of underground parking.

Over time, water infiltration and general wear affected the plaza deck waterproofing and hardscape elements above the parking garage. Aging materials at the tennis court, planters, walkways, and courtyard required renewal to maintain durability and protect the structure. Because the work area bordered public right-of-way on three sides, construction activities also needed to be staged to manage access, pedestrian flow, and safety.

RDH performed a condition assessment and provided design development, permitting support, bidding support, budget forecasting, and construction management. Working with an on-site Superintendent, our team coordinated all trade contractors and oversaw the implementation of new waterproofing at hardscaping, planters, and the sports court.

The scope also included concrete flatwork and pedestal paver installation, reconstruction of landscaped planters and retaining walls, and upgrades to the drive entry, courtyard paving, walkways, and adjacent city sidewalks, including pedestrian and traffic management. Construction was sequenced into two seven-month phases, scheduled during the drier summer months, to improve scheduling and reduce weather-related risk.

The renewed plaza deck and exterior amenity areas now provide improved long-term performance, drainage, and accessibility for residents. At the same time, updated waterproofing and hard-scape systems protect the underground parking structure and extend the property’s service life.
