The Max is a mixed-use complex located in Vancouver’s Yaletown neighborhood, constructed around 2005. The development features two high-rise residential towers—37 and 30 stories respectively—along with several three-story townhouses and a fitness center, all built over a below-grade parkade.

The towers include 526 residential suites and 15 commercial spaces, arranged around a landscaped central courtyard. The building enclosure is composed of coated concrete, brick, metal cladding, and window wall systems, with additional elements such as balconies, decks, and low-sloped roof assemblies.

In 2017, we completed a building enclosure condition assessment for the complex. Our team conducted on-site investigations, including multiple bosun’s chair drops, to review the condition of the enclosure systems and identify areas requiring attention. Based on our findings, we provided conceptual-level recommendations for remedial work and were subsequently engaged to deliver design services, project management, and field review for the renewal project.

Our investigation revealed the need to repair or replace several enclosure components, including deteriorating concrete wall coatings, aging membranes on balconies and architectural eyebrows, and failing sealants at exterior joints, transitions, and penetrations. These renewals were recommended to extend the service life of the assemblies and refresh the visual appearance of the complex.

During the pre-construction and construction phases, we provided comprehensive project management services. Our team developed the project budget and schedule, prepared construction contracts, and led contract administration. We also produced drawings, specifications, and construction documents to guide the contractor throughout the project.

During field review, we conducted regular site visits to monitor progress and reviewed material submittals for general alignment with the contract documents. By collaborating closely with the contractor and applying creative problem-solving, we were able to reduce overall costs for the owners and complete the project in 2019—delivered on time and under budget.
