Manor House is a 50-unit social housing building owned and operated by Metro Vancouver Housing Corporation (MVHC), located in North Vancouver’s Lower Lonsdale neighborhood. Originally built in 1970, the building had undergone minimal upgrades and was experiencing performance issues typical of aging wood-framed construction—including drafts, window condensation, and poor indoor air quality.
The scope includes a new air barrier, exterior insulation + cladding; high-performance windows (triple and double glazed), in-suite HRVs for ventilation, in-suite cooling, drainwater heat recovery, solar domestic hot water pre-heat, and a gas heat pump system for heating and domestic hot water.
RDH was the prime consultant for analysis, design and construction, and also provided construction management services, coordinating with the owner and trades to deliver a technically complex retrofit in an occupied building. RDH is also monitoring and evaluating the indoor environmental quality before and after the retrofit.
The project is projected to save 55% in annual energy consumption and 68% in greenhouse gas emissions while improving climate resilience with the addition of in-suite cooling. In addition to meeting performance goals, the retrofit supports long-term affordability, indoor air quality, and resilience—setting a replicable model for affordable housing renewal in BC.
