Developed by Blue Crane and Riverside Construction and designed by Herzog & de Meuron with Page, now Stantec, as Architect of Record, the project comprises 222 residential units, 90,000-sf of Class A office space, 30,000-sf of ground-level retail, and two levels of below-grade parking with approximately 400 stalls. Residential buildings rise seven stories, while office portions are six stories, both within an 80-foot height limit. The development preserves key historic elements, including the Benton County Jail, listed on the National Register of Historic Places.
RDH is providing integrated Building Enclosure Consulting services, combining Facade Engineering and Roofing & Waterproofing Consulting from Schematic Design through Construction. For the facade engineering scope, RDH is developing design concepts from first principles and advising on system selection, thermal and facade structural performance, glazing and masonry materials, procurement strategy, and constructability. This includes preparing a Facade Basis of Design document, performance criteria, full facade specifications, and CAD details for all vertical enclosure systems, including brick cladding, punched windows, storefronts, and canopies.
For the roofing and waterproofing scope, RDH is working in a design-assist capacity to develop assembly recommendations for all horizontal enclosure systems including below-grade waterproofing, slab-on-grade, podium slab, occupied terrace and pool waterproofing, CLT roof and balcony assemblies, garage ceilings, soffits, and traffic coatings, producing a comprehensive Building Enclosure Assembly Matrix, technical specifications, and construction-phase submittal and RFI support.
A key area of focus is the mass timber (CLT) portions of the residential building, where RDH is developing specialized strategies to protect the CLT structure at balcony and roof interfaces, a critical consideration given CLT’s sensitivity to moisture exposure.
