Since 2010, the HOA has relied on RDH as its construction manager and technical advisor. What began with a condition assessment grew into building investigations and claim support through 2016. From 2016 to 2018, we managed the design, tendering, and oversight of roof, podium, and townhouse repairs, and prepared a Facilities Maintenance Plan and Reserve Studies to guide renewals. A follow-up condition assessment in 2019 and leak investigations in 2021 led to further projects, including balcony recoating and curtain wall sealing.
Building on these findings, RDH developed and delivered a coordinated waterproofing and drainage renewal program. Our team conducted water testing and selective openings to review concealed assemblies, then produced drawings, specifications, and phasing plans for work across the townhomes, tower balconies, courtyard, main entrance, fountain, and driveway. The work improved the slope and drainage for long-term performance.
As construction manager, RDH oversaw procurement, contract administration, construction, and closeout. We coordinated with the HOA, contractors, and design team, provided field reviews and testing, and sequenced work to minimize disruption in common areas.
To support long-range planning, we also prepared an updated reserve fund study aligned with the renewal program. The project was completed on schedule, with verified performance, extended service life for high-traffic areas, minimized resident impact, and a comprehensive closeout package.
