The Washington Square Towers Condominium Association has relied on RDH as its construction manager and technical advisor since 2010. What began as a condition assessment grew into building investigations and claim support through 2016. From 2016 to 2018, RDH managed the design, tendering, and field review of roof, podium, and townhouse repairs, and prepared a Facilities Maintenance Plan and Reserve Studies to guide future renewals.
A follow-up condition assessment in 2019 and leak investigations in 2021 led to further work, including balcony recoating and curtain wall sealing. Building on these findings, RDH developed and delivered a coordinated waterproofing and drainage renewal program across the townhomes, tower balconies, courtyard, main entrance, fountain, and signature radius driveway. Water testing and selective openings were conducted to evaluate concealed assemblies, and RDH produced drawings, specifications, and phasing plans for all scopes. The 12,500-sf courtyard and drive area work occurred over an underground parking garage between the two towers.
The project scope included waterproofing, concrete flatwork, pedestal pavers, landscaping, fountain waterproofing and masonry, garage deck post-tensioned slab repairs, traffic coatings, and pedestrian and vehicular traffic management in public areas. Construction was phased over two 7-month summer seasons to take advantage of drier conditions. Total project value was $8.7M.
As construction manager, RDH oversaw procurement, contract administration, construction, and closeout, coordinating with the HOA, contractors, and design team throughout. Field reviews and performance testing were conducted to verify completed work. RDH also prepared an updated reserve fund study aligned with the renewal program to support the association’s long-range planning.
