The 8-story hotel contains 264 rooms constructed from 228 pre-fabricated modules in Europe and shipped to site through the Port of Seattle. Offsite module construction were fully finished, including the primary building enclosure systems, reducing onsite environmental impacts due to traffic, air quality and emissions, and reducing construction waste by more than 85%. Module installation was able to be completed in 89 days.
Our Seattle team reviewed the project design from Schematic Design through Construction Documents. During construction, RDH performed onsite field review and performed water penetration testing of the completed module installations.
RDH was involved early in the development of the module design and performed quality assurance review of mock-up module construction in the European based fabrication facility prior to full-scale production.
By supporting the selection of energy-efficient enclosure systems—alongside the integration of onsite solar and high-efficiency mechanical and electrical systems—we contributed to the project’s 24% energy reduction and its achievement of LEED Gold Certification.
