The 101 Meydenbauer Owners Association, managed by CWD Group, engaged RDH to investigate enclosure performance and develop a comprehensive rehabilitation strategy. RDH conducted a condition assessment of the exterior walls, windows, concrete structure, roofing assemblies, skylights, and cladding systems to identify sources of water entry and evaluate the condition of concealed assemblies.
RDH served as both Building Enclosure Consultant and Architect of Record for the enclosure rehabilitation, providing integrated design and construction-phase services. The scope included replacement and repair of deteriorated wall assemblies, new water-resistive barrier and flashing systems, window rehabilitation, roof and waterproofing repairs, and improved detailing at material transitions. A coordinated structural review addressed moisture-related deterioration of concrete and wood infill elements to support long-term durability.
Construction was completed while the buildings remained occupied, requiring a phased approach and close coordination to minimize disruption to residents. RDH provided construction administration and field review services, including mock-up review and on-site observation, to support quality assurance and alignment with design intent.
