Harbor House is an 11-story condominium building on Queen Anne Hill in Seattle, originally constructed in 1963. The building features precast concrete cladding with masonry at the balcony walls and railings, and 56-units that remained occupied throughout construction.

The Harbor House on Queen Anne Owners’ Association engaged RDH to provide both design and construction management services for a window rehabilitation project. RDH Building Science served as project designer and envelope engineer, while RDH Construction Management handled all on-site coordination, contracting, scheduling, RFI and submittal management, change order approval, and monthly billing review.

The scope focused on replacing five vertical stacks of window wall units with a new assembly consisting of metal stud framed walls, Cascadia windows, and Keith Panel aluminum panels. Interior work related to the window replacement was included, along with full exterior sealant replacement and targeted concrete and masonry repairs throughout the building envelope.

Managing the project in an occupied 11-story building required careful sequencing and ongoing communication with residents. RDH Building Science conducted field review throughout construction to evaluate the work against design intent and contract requirements, while RDH Construction Management kept the project on schedule from June through October 2024.
