Michaelson Manor is a 57-unit affordable senior housing community owned and managed by the Seattle Housing Authority, located in Seattle's Lower Queen Anne neighborhood. The five-story wood-frame building, constructed in 1983, offers studio, one-, and two-bedroom units ranging from 522 to 722-sf, with convenient access to Seattle Center, Kinnear Park, transit, and neighborhood amenities.

RDH was engaged by the Seattle Housing Authority to provide building enclosure consulting and design services for a comprehensive exterior rehabilitation. The engagement began with a condition assessment in 2008 that identified widespread moisture intrusion, damaged sheathing and framing behind wood siding, deteriorating stucco, failing windows, and roof membrane deficiencies. Follow-up investigations in 2010, 2011, and 2014 confirmed that the nature of the damage required a full rehabilitation of walls, windows, doors, and balconies.

Working alongside design architect GGLO and structural engineer CT Engineering, RDH led the design development and construction document phases, producing drawings and specifications for the full envelope replacement. The original stucco cladding and cedar siding were removed and replaced with a high-performance rainscreen assembly consisting of new plywood sheathing, a liquid-applied water-resistive air barrier, continuous insulation, and fiber cement siding. All exterior windows were replaced and the existing built-up roofing system was removed and replaced to improve long-term durability and performance.

CDK Construction Services served as general contractor. RDH provided field review and construction administration throughout the project, including water penetration testing of glazing systems. A follow-up leak investigation in 2019 addressed isolated water intrusion reported after heavy snowfall, reflecting RDH’s ongoing relationship with SHA and commitment to long-term building performance.
